  Vacation Rental - vs. - Vacation Share

Vacation Rental Property:
The property is available for short term rental. The property is otherwise vacant and is managed & booked by owner or owner’s agent. A short term lease is used as an instrument to contractually reserve designated dates. If owner doesn’t visit property regularly the property is cared for based on guest & service provider feedback.

Vacation Share Property:
The property is available for shared use. The property is occupied by owner or primary lease holder who vacates the dwelling during scheduled dates, and upon return serves as property caretaker. The property is booked through occupant or their agent. A house share agreement, much like a roommate agreement, is used as an instrument for vacationer to secure use of property. A separate “Exclusive Use” designation is made for specific dates to be reserved. An exclusive use designation will require occupant & any other co-tenants to be absent from dwelling for duration of  reserved dates.

Summary:
With each type of rental you and your guests have exclusive / private use of the dwelling for selected dates. The Vacation Share experience can be affected positively by the caretaker occupant. A good caretaker occupant, prior to vacating, will be proactive and replace any missing items, and possibly have flowers on the table. Other more personal services can include stocking of groceries and local information for side trips & sightseeing.
